Our base price covers the whole house.
This is the same per-square-foot rate we bid every new-construction house with. It's priced by finished square footage and already includes the items below — nothing extra to negotiate line by line.
Kitchen & appliances
Double oven, cooktop/range, dishwasher, disposal, microwave, refrigerator, hood, small-appliance branch circuits, dryer and water heater circuits.
Mechanical & safety
HVAC circuits, sump pump, garage door opener, electric fireplace circuit, interconnected smoke/CO detectors.
Lighting & comfort
Recessed cans, bathroom exhaust fans, and all covered porch and patio wiring — lighting, fans, switching and code-required exterior receptacles.
Service & panel
Main panel, grounding and the utility tie-in. (The meter socket itself is provided by the utility at the pole.)
Fixture install
We install any fixtures you supply — we just don't furnish decorative fixtures ourselves.
Circuits to code
Under 2,000 SF gets a dedicated 15A refrigerator circuit and a 40A range circuit by default, per code.
How payment works.
Typical terms for a new-construction house build:
- 10% deposit at start
- 60% at rough-in completion
- 5% when service is completed
- 25% at trim / final
Builder contracts sometimes set different terms — your written quote will always spell out the exact schedule.
